What it is
A full fit-out takes a building from shell to finished space. That includes insulation, internal walls and partitions, plasterboard and plastering, electrical installation, joinery such as doors, frames and skirting, and final finishes, ready for you to move in or trade from.

What to KnowBefore You Start
Agreeing the Specification Up Front
Most fit-out delays come from decisions made late. We agree layouts, finishes, door and ironmongery choices, lighting and socket positions before work starts, so each trade can order and programme with certainty.
Protecting Finished Work
Once walls are plastered and joinery is fitted, damage from following trades is costly. Our sequencing and on-site protection keep finished work clean until handover.
Shell Condition Checks
Before fit-out begins we check that the shell is weathertight and ready, flagging anything that needs addressing so problems aren't built in behind new finishes.
Handover Ready to Use
At handover the space is clean, complete and ready for furniture, stock or staff, with electrical installations ready for sign-off.
Fit-Out for Different Uses
A fit-out for a trade counter, an office, a classroom or a home extension each has different priorities. Trade counters need hard-wearing surfaces and secure storage. Offices need power, data and acoustic separation. Homes need a quality finish ready for decoration. Your quote is based on the survey and the design, not a generic price list. It sets out the scope, what is included, what you may choose to supply yourself and a programme from approvals to handover, so you can compare it properly and budget with confidence.
Steel Frame vs Traditional Construction
Traditional masonry relies on wet trades that stop in bad weather and need time to dry. A light gauge steel frame arrives made to size, goes up straight and square, and lets the building close in sooner. It is lighter on foundations, does not rot, shrink or warp, and our frames are made from 70% recycled steel.
Planning and Building Control
Whether your project needs full planning permission, falls under permitted development or only needs building control approval depends on its size, use and location. We check at survey stage and handle the applications and sign-off on your behalf.
How much does a full fit-out cost?
It depends on floor area, layout and finishes. We survey and quote free, responding the same working day.
How long does a fit-out take?
Your quote includes a programme based on the scope. Coordinated trades keep it as short as possible.
Can you fit out a building another contractor built?
Yes. We fit out shells and buildings from other contractors as well as our own.
Do you do the electrics?
Yes. Electrical work is one of our in-house trades.
Can you work around a live business?
Tell us at survey stage and we'll plan the programme to reduce disruption.
How long will the finishes last?
Lifespan depends on the finishes you choose and how the space is used. At survey stage we recommend hard-wearing options for busy commercial areas and quality finishes for homes, and explain the trade-offs so your fit-out stays looking good. Plasterboard fixed to a straight steel frame is less prone to the cracking caused by timber shrinkage, which helps finishes last. Guarantee details are available on request.
